Our Investment Philosophy

Stage 1 - Value Add Growth Investment

Through our active management, properties (typically commercial and industrial) are upgraded and positively repositioned in accordance with pre-determined 'exit strategies'.

Future scenarios, including the effects of emerging changes to transport infrastructure and town planning, are closely evaluated and monitored. This assessment may lead to the lodgement of rezoning and/or development applications with planning authorities.

Timing, linked with market knowledge and the ability to perform without delay, is a key factor of success. As property trends and economic conditions change, Stirling endeavours to promptly adapt, always with a view to enhancing its clients' prospects of strong investment returns.

Predetermined 'value add' and exit strategies are defined for all investment offerings. Fees are substantially linked to investment performance.

Development Stage

Stage 2 - Development (Optional)

"Stage 2" only applies to funds holding properties with outstanding development potential, subject always to investor approval.

When and where applicable, investors will have the opportunity to vote for an extension (typically 3 years) of the term of the relevant fund, beyond Stage 1, to both enable and participate in the property's redevelopment.

Stage 2 would only proceed if fully funded and with approval of both the fund's investors and Stirling's Board of Directors. Net proceeds are distributed to investors upon project completion.

BA Princeton University, Matthew moved to Sydney where he worked with Medalist Developments, a subsidiary of Macquarie Bank, specializing In residential community projects with a completion value of $450 million. In 2009, Matthew founded Legacy property of which he rename CEO and is the driving force behind its initiation of over $3 billion of development projects in Sydney. He has skills in all facets of property development including financial modelling, due diligence, acquisition, contract administration, project management and divestment.

Matthew Coy

Matthew(Matt) fulfils the role of Chief Operating Officer whilst closely working alongside the specialist property team. Matt has 30 years experience in the property industry including Finance Director at Colliers plus Group CFO and Company Secretary for ASX listed Centuria Capital Limited. He overviews the company's financial reporting regulatory compliance, investment structuring, debt and equity raisings, plus investor reporting.

Scott Girard

Scott has over 21 years property experience across fund management, capital markets, corporate finance and valuation. Prior to joining Stirling, Scott worked at M&G Real Estate where he was the Chief Executive Office and Chief Investment Officer for Asia Pacific. He has experience in all facets of property fund management including investment strategy, acquisition and asset and portfolio management.

Mike Williams

Mike has over 13 years comprehensive experience in the property development lifecycle including acquisition, strategic planning, approvals delivery, marketing and sales. Prior to joining Legacy Property, Mike worked at UrbanGrowth NSW(formerly Landcom) and gained extensive experience on major urban renewal and greenfield projects across Sydney. Including Thornton, Green Square, Victoria Park, Lachlan's Line and Caddens. Usinghis town planning expertise. Mike's focues is on identifying target areas of acquisition to benefit from future surrounding infrastructure and rezoning in order to unlock maximum value from Stirling Property Funds investment acquisition.

Andrew is a corporate and funds management lawyer with over 30 years experience, including as a partner of Phillips Fox (now DLP Piper) and general counsel for a property development company. Now a director- solicitor at Andrews and Holm Lawyers, where he maintains a focus on managed investment schemes, capital raising and property law. Andrew is a non- executive director of Stirling Property Funds Limited.

David Govey

After graduating in Valuation and Town Planning, David’s extensive experience in the property industry commenced with over 25 years at Colliers International, including Managing Director of SE Asia region and then Australia. In 2001, David joined Fund Manager, Bankminster Properties Limited as an equity director. This business subsequently merged with Century Funds Management Limited (now part of ASX listed Centuria Capital Limited) where David was Head of Assets. David is a non-executive director of Stirling Property Funds Limited, with a particular focus on property acquisition, due diligence, asset management and divestment.
